Single and Triple-Net assets are usually stable. They require a low amount of maintenance and fewer capital expenses for the buyer. Therefore, these assets are stable, long-term real estate investments that leave the owner or manager with little to do in regard to the active management of the property. Typically, these leases have solid tenants with good credit and corporate guarantees; therefore, these properties offer specific tax and liquidity advantages, resulting in an increasing shortage of the triple-net-leased inventory.
